Folks secure your golf carts!!!!!!!
There have been 20 golf carts stolen in just past few weeks, as of July 4th. Just think about it: Nobody wants to lose their golf cart, so keep your eyes open and make sure nobody can get yours. They are also taking parts off when they can't get the cart. If your cart is not locked up, think about changing you key, or putting a cutoff in the battery connection.

I would like to personally thank our Board of Directors for all of their hard work for the betterment of our park. None of these folks get a penny for their time and efforts, so keep this in mind when blaming them for every little problem. They give up their time because they care about our park, would you put in all these hours FREE?

There was a golfcart turned over in front of the main bathhouse Sat. afternoon March 20, 2010. Two folks were hurt real bad, have not heard how they are doing but an older gentleman lay on the concrete for a long time after rescue got there. Let's pray that they are ok.
There was another fire on March 20, 2010 on Wawa Tr. A fifthwheel camper.
There was a fire on Brandywine (started lot A-303) on Monday afternoon, March 8, 2010, that wiped out two units and damaged to five more. Keep these folks in your prayers.

Property Owners,
The High Speed Internet is now available in Twin Harbor. If you wish to have this service, please obtain the Application from the Twin Harbor Office and mail it to Ellerbe Telephone Company with your Installation charge. For those of you that have already sent in your Application, the installation of those services will begin Thursday of this week (weather permitting).
We have received many questions concerning equipment you need and the availability of VOIP (Voice over Internet Protocol). I will try to answer some of those here.
If your PC (desktop/tower) has a network adapter already installed, you do not need any other hardware equipment. (Most recent PC's have this adapter built into the motherboard) To verify, look for a wide 8 pin female jack on the back of the PC (looks like, but is wider than a telephone jack). If you do NOT have one, you will need to obtain a network adapter (Approx. $25).
If you are using a Laptop PC or a PC with a wireless card, you will need to purchase a wireless router (Approx. $40), if you do not already have one, if you are going to connect using wireless. Otherwise, you can still use your Ethernet port.
PLEASE NOTE: If you use a wireless router, you will need to set the WEP (Wired Equivalent Privacy) protection on in your router. If you do not, anyone riding down the street could use your Internet service and could subject you to viruses as well as tie up the bandwidth that you are paying for which in turn could slow down your connection. When you set the WEP, write down the hexadecimal key number you create as you will need it the first time you connect to the router from your wireless PC. Ellerbe Telephone has informed me that if they come through and detect an open connection (WEP not turned on) they may disconnect the service for that Property Owner because they see this as a possible theft of signal.
While we are talking about protection, everyone should be using some form of virus protection and firewall. If not, than it is important that you install at least the virus protection. If money is a concern, there are some "free to the home user" available. (AVG by grissoft is a decent free virus protection program and COMODO is a good free firewall) There are others available also.
VOIP:
Voice Over Internet Protocol is used to replace the local telephone line in your home with one that uses your Internet connection. While you can get these services that use your PC to send and receive calls, the best way in my opinion would be to use a service which provides an ATA (Analog Telephone Adapter) through a router and work independant of the PC. These services (Vontage, AT&T, Phone Power, etc.) run anywhere from 19.99 to 24.95 per month for unlimited Local and Long distance. If you do not make many calls, then there are plans with 300 or 500 minutes for as low as $10.00 per month. You will have to compare that to your current Local Phone bill to see if that is something you could use.

Every lot that I have handled has had a title search, but there have been close calls when the closing attorney was searching title. I can show you one lot that has changed hands serveral time without a title search.

Scott in B section wanted to know if I would contact the state fire marshal to ask this question.
Since the Asst. State Fire Marshall Wayne Goodwin is from Rockingham, I started there. I was told to put my question in writing and ask Chris Noles, the Deputy Fire Marshall. I have attached my letter to Mr. Noles along with his answer below.
My biggest concern is the fact that a lot of the heat vents are on the side you might want to enclose with plastic, and that could be dangerous with carbon monoxide fumes.

As the owner of the web site: www.TwinHarborCampingResort.com I get a lot of questions andints about things in Twin Harbor Camping Resort. This is a large camping resort on Lake Tillery just out of Mount Gilead, NC
There are 1509 lots in the park and maybe 1250 different owners with some owning 2 or more lots. There are between 150 and 200 families that make this their residence..
First let me say that the Montgomery County Inspections and Zoning Department is doing an excellent job of enforcing the building codes. In the 2½ years that I have been in there, I have seen many improvements. Pete Hinson and Phil Henley have been nothing but nice and cordial to me and I have nothing but respect for them and their entire department.
One of the questions that I keep getting is about plastic on the screen porches. With maybe 1000 or more units, most travel trailers or park models, I would guess that at least half have some type of screen porch next to the camper. There has been much discussion over my two years about being able to put plastic over the screen wire in order to make the porch a little warmer in the winter.
We have been told by some of the folks in the park that they were told to remove the plastic as it was not allowed. I was told by one gentleman from Union County that there is nothing in the code about plastic being put over screen wire. I do not have plastic over my screen wire, nor do I want to, but instead I just wanted to find out if this is a state code or a county ordinance.
I’m not trying to cause anybody any problems but just want an answer.
I’m sending Mr. Phil Henley a copy of this e-mail so that he will know of my question.

I also need to note that I am not aware of a provision in the code that prevents the plastic on the exterior of porches in the fire or residential codes.
I do give this answer with one caveat, if the inspector notes an imminent life safety issue that can be seen from the road, they can cite the violation. For example if there were a home owner that was grilling on a screened in porch, covered in plastic, the fire inspector could stop the operation in accordance with state General Statutes for city or county employees. The other imminent risk I would advise of would be a gas dryer vent (lp or propane) that discharged into the covered porch – the appliance could discharge carbon monoxide into the sealed space.

Fellow Property Owners
It seems that we have a VERY FEW property owners not happy with our park!
Out of 1509 lot owners, this number could be counted on one hand.
Why should over 99% of us be concerned with this little group?
Our board is doing an excellent job, our entertainment group is doing an excellent job, our advisory board is doing an excellent job. and the office is doing an excellent job as well as our security and the maintance crew, so what is the problem? If these 3 or 4 property owners don't like it, then maybe they would be happy in another park. We don't like to see anyone leave or even be unhappy.
Does anyone have any suggestions?
